Once a buyer is happy to proceed with the property, they pay down a non-refundable deposit which secures the property for them. However the purchaser does not need to exchange immediately as in Traditional Auction. Instead the Modern Method allows the purchaser 28 days for exchange and a further 28 days to completion. With this extra time, the buyer can finalise mortgage arrangements and organise the move.
